Productive eragrostis grass farm of 91 ha. In the middle of Cullinan, Rayton and Bronkhorstspruit. Only 40 km from Pretoria east.
The farm is planted with 80 ha of eragrostis grass and a further 8 ha is smuts finger grass. There is also about 1 ha of kikuyu grass.
The farm is divided into camps which allows for cattle to graze in specific areas. All camps and outside fence is 1.4m barbed wire.
The eragrostis grass is baled in small round bales (700mm x 700mm) which weigh about 25kg. On average an annual yield in normal rainfall could reach 9000 bales. In a good rain season with good fertilizing an annual yield of 14 000 is possible. Turnover when selling eragrostis grass could between R300 000 and R 500 000.
There is a large lockup storage/implement shed of 18m x 9m with lean-on sheds of 18m x 10m and 14m x 9m. In total 470 square meters under roof. This allows for storage of tractors and implements as well as bales under roof.
There is an old milking palour with all equipment but not in use.
There is an electrical equipped borehole which delivers 9000 liters per hour into 5000l water tank.
The farm produces the small round bales for the equestrian market around Pretoria. Small farmers and communal farmers are also a good market for the bales.
